How RERA Rental Increases Are Calculated

According to Dubai's rental laws, landlords can only increase rent if the current rent is significantly lower than the average market rent for similar properties in the same area. The percentage increase allowed depends on how much lower the current rent is compared to the market average:

  • If the rent is 10% or less below market value: No increase allowed
  • If the rent is 11-20% below market value: Maximum 5% increase allowed
  • If the rent is 21-30% below market value: Maximum 10% increase allowed
  • If the rent is 31-40% below market value: Maximum 15% increase allowed
  • If the rent is more than 40% below market value: Maximum 20% increase allowed
